GMADA News & Updates
Which GMADA Areas Are Changing the Most Right Now?

Greater Mohali is not changing in just one place. While some areas are already established, others are moving into a new stage through fresh planning, land acquisition, residential development, commercial activity or industrial development.
For people living in Greater Mohali — and even those who regularly travel through or plan to move into the region — knowing where these changes are happening can make it easier to understand what may be coming next.
But there is an important point to remember: a government notification does not always mean that construction has started. Some areas are still at the planning, approval or land-acquisition stage, while others have moved further ahead. Based on the latest official GMADA updates, these are some of the areas currently showing notable development activity.
1. New Chandigarh Is Entering Another Phase
New Chandigarh continues to be one of the most active parts of GMADA's planning area. One of the latest developments to watch is the proposed Commercial City Centre. GMADA has received approval for acquiring land in Sangala, Bansepur, Tira and Chahar Majra for this project. The proposal covers about 227.8852 acres and includes an access road network and internal circulation infrastructure. A Social Impact Assessment notification was issued in March 2026 for the proposed acquisition.
For people following New Chandigarh, this is important because a commercial city centre can add a different type of activity to an area that has so far been strongly associated with planned residential development and major institutional projects. It is also worth watching because the project is not yet the same thing as a completed commercial centre. The current official information concerns planning and land-acquisition steps.
2. Eco City-3 Is Moving Forward
Eco City-3 is another area receiving fresh official attention. GMADA's notification records include a notification dated 23 April 2026 concerning the Eco City-3 Residential Project. The GMADA website has also recently carried a public notice concerning the announcement of the award for the Eco City-3 Project, along with updates relating to its land-pooling scheme.
This makes Eco City-3 worth following because the story here is not simply about a future plan. Different parts of the project have been moving through formal stages, including notifications, land-pooling-related activity and project award proceedings.
For readers, the important takeaway is simple: Eco City-3 is an area where development-related activity is continuing, but each update represents a particular stage rather than meaning the entire area is already developed.
3. Eco City-4 Has Entered the Official Record
Eco City-4 is another name people may start seeing more often. GMADA's official notification list records a 2 June 2026 notification regarding the Eco City-4 Project. For residents and people following Greater Mohali's expansion, this matters because it shows that planning activity is moving beyond the older Eco City projects.
However, readers should be careful with the word “project.” A project notification does not mean that an entire new area is ready for residents, businesses or investment. It simply shows that formal government action is taking place around that project. That distinction can save people from misunderstanding a headline or advertisement.
4. Sector 87 Is Seeing a Different Kind of Change
Sector 87 stands out for a different reason. GMADA's 2026 notifications include a proposal for land acquisition for commercial infrastructure in Sector 87, and the official site has also listed a public notice concerning the hearing of objections under Section 15 for that acquisition. That makes Sector 87 interesting from a user-awareness perspective.
Not every new GMADA development is another residential project. Commercial infrastructure can change the kind of activity expected around an area, including where businesses and other commercial uses may eventually be located. For people living nearby, this is the kind of development worth following because the character of an area can change when different types of planned uses are introduced.
5. Sectors 101 and 103 Are Becoming Important for Industrial Development
Sectors 101 and 103 are also showing significant official activity. GMADA issued notifications in March 2026 concerning land acquisition for the establishment of Sector 101 and Sector 103. The authority's public notices also refer to acquisition for setting up industrial parks in these sectors. This is different from residential expansion.
Industrial development can bring a different pattern of employment, commercial activity, supporting businesses and movement into an area. That is why these sectors are worth watching even for people who are not directly connected with the land involved. It also shows that Greater Mohali's growth is not happening only through new housing. Residential, commercial and industrial areas are developing alongside one another.
6. Aerotropolis Expansion Is Moving Into New Areas
Another area to keep an eye on is the Aerotropolis expansion, particularly Pocket-H. In March 2026, the Punjab Department of Housing and Urban Development issued notifications concerning land required for development of Aerotropolis Pocket-H in villages including Bari and Bakarpur. The official record states that the process had moved through Social Impact Assessment and preliminary notification stages, with a rehabilitation and resettlement scheme also prepared for affected families.
For the public, this is important for a simple reason: Aerotropolis is not a single finished location. Its expansion involves different pockets and stages, so an update about one pocket should not be understood as an update about the entire project. People living in or around affected villages should therefore pay attention to the specific village, pocket and stage mentioned in each official update.
What Do These Changes Mean for People?
The most important thing is not to look at these areas only as names on a map. A new residential project can bring more homes. A commercial centre can bring more business activity. An industrial area can create a different employment and movement pattern. A large planned development can also change how nearby areas connect with the rest of Greater Mohali over time.
But these changes do not happen overnight. Some of the areas discussed here are at notification or land-acquisition stages. Others have moved further through project-related processes. That is why people should avoid assuming that a government announcement automatically means a completed project is about to open.
Why Should You Keep an Eye on These Areas?
You do not need to be a landowner or property buyer to care about Greater Mohali's development. If you live nearby, work in the region, travel through it, run a business, or simply plan to settle in Greater Mohali in the future, major changes in surrounding areas can eventually become relevant to you.
The bigger picture is also becoming clearer. New Chandigarh is seeing continued expansion. Eco City projects are moving through new stages. Sector 87 is seeing commercial planning, while Sectors 101 and 103 are seeing industrial-development activity. Aerotropolis is also expanding through new pockets. That means Greater Mohali's growth is becoming more diverse rather than being concentrated in one type of development.
