What This Master Plan Covers
This is the Revised Master Plan for Zirakpur, prepared by NF Infratech Service Pvt. Ltd of New Delhi as part of the wider Greater Mohali Regional Plan 2008–2058. Zirakpur is classified in that regional plan as a "Regional Center," just 12km from Chandigarh, with its Local Planning Area covering 38.29 square kilometres.
Population and Land Use Targets
The regional plan projects Zirakpur's population to reach 129,038 by 2031 and 430,128 by 2056, with about 30% of that growth expected by 2031. Of the LPA's 4,024 available hectares, land-use classification has so far been worked out for 1,032 hectares: 50% residential (516 ha), 12% transportation (124 ha), 10% recreation and open space (103 ha), 8% commercial (83 ha), 8% industrial (83 ha), 6% utility (62 ha), and 5% institutional (52 ha).
Planning targets a gross town density of 125 persons per acre and a gross residential density of 250 persons per acre.
Regional Housing Context
Zirakpur's total residential land requirement was computed at 2,140 hectares under the regional plan's density assumptions — for comparison, the same exercise worked out 5,804 hectares for Banur (at a lower 100 persons/hectare density), 2,024 hectares for Kharar, 2,503 hectares for Lalru, and 1,392 hectares for Mullanpur, each at their own assumed density. Seeing these side by side is a reminder that GMADA planned Zirakpur for meaningfully denser development than most of its neighbouring LPAs.
