GMADA's revised site plan (Drg. No. 01(R-5), dated 11.06.2020) for "Casa Espana" -- a 25-acre Group Housing project at Village Bad Majra, Sector 121, Mohali, promoted by Shiwalik Site Planners Pvt. Ltd. (License valid to 31-12-2022). Per the approved plan: 24.25 acres planned area, 0.75 acres reserved, 30% permissible ground coverage, FAR of 3.00, and a minimum 15% green area -- with 11 residential towers plus a club building, commercial centre, and gate.
What this became: ATS Casa Espana
The project is now marketed and sold as ATS Casa Espana -- ready-to-move luxury 3, 4 & 5 BHK high-rise apartments adjoining the Verka Milk Plant on NH21, Sector 121. Reported pricing starts around ₹1.45 crore (3 BHK units around ₹1.6 crore), roughly ₹7,800 per sq. ft., with unit sizes from about 1,560 sq. ft. (3 BHK) to 5,000 sq. ft. (5 BHK). Amenities include a clubhouse, swimming pool, gym, and central AC.
