Overview of the Notice
People interested in the commercial colony at Village Kailon, Tehsil Kharar, S.A.S. Nagar have an opportunity to check proposed changes in the project's approved layout plan and share their views before the revised plan is finally released. GMADA has issued a public notice regarding the amendment of the approved layout plan of the commercial colony being developed by M/s Prithvi Raj Infratech under License No. LDC-156/2024 dated 30.07.2024.
What Has Changed in the Layout Plan?
The earlier layout plan of the colony was approved through Drawing No. 01 dated 09.11.2023. The promoter later requested approval of a revised layout plan. The proposed changes were discussed in the 30th meeting of the Layout Plan Approval Committee, chaired by the Chief Administrator, GMADA. Some of the main changes in the revised plan include: More commercial plots: Six new double-storey shops have been proposed, while one commercial SCO has been removed. As a result, the total number of plots will increase from 92 to 97. SCO layout has been changed: The SCOs have been re-planned. The earlier proposed 20-foot-wide service road has been removed and a rear courtyard has been proposed for the SCOs. Because of this change, the site's FAR, ground coverage and parking arrangements have also changed. Changes in service areas: The revised plan also changes the areas provided for essential services. The areas of the solid waste management site, sewage treatment plant, electrical service area and underground water tank have been increased. Green buffer revised: The green buffer around the service areas has also been changed according to the revised planning. Reserved area changed: An earlier reserved area measuring 2,397.08 sq. ft. is now shown as an area not available at the site/ground.
Why Is GMADA Asking for Public Objections?
The revised layout contains several changes from the earlier approved plan. Before giving final approval and releasing the revised layout plan to the promoter, GMADA wants people interested in the project to have a chance to see these changes. This gives affected or interested persons an opportunity to check the revised plan and raise any concern or provide a suggestion before the plan is released.
Where Can the Revised Plan Be Checked?
GMADA has uploaded the revised layout plan on its official website for public inspection. Interested persons can review the plan and compare the proposed changes with the earlier layout.
How Can You Submit an Objection or Suggestion?
Anyone interested in the project who has a suggestion or objection regarding the proposed amendments can submit it in writing to the office of the undersigned. The notice gives a period of 15 days from the date of publication of the public notice. If no suggestions or objections are received within this period, the revised layout plan will be released to the promoter.
Geographical Context
The notice relates to land located within Tehsil Mohali in the SAS Nagar district, a key part of the larger Mohali region. The specific site is associated with the village Tangori, which lies in a zone where GMADA has been actively promoting development projects. The area is strategically situated near major transportation routes such as the Chandigarh-Ambala Highway, placing it within Mohali’s expanding western corridor. Over the years, GMADA has targeted this region for mixed land use development including residential townships, commercial zones, and industrial parks. Historically agricultural, Tangori has been gradually incorporated into Mohali’s urban framework through approved development plans, making it a focal point for recent layout plan revisions.
Historical and Developmental Background
Mohali’s urban landscape has undergone rapid transformation since the early 2010s, driven by GMADA’s master planning initiatives aiming to establish the city as a major satellite hub for Chandigarh. Initially conceived as a planned township, Mohali saw extensive subdivision of farmland, creation of sectors, and development of industrial zones. The village of Tangori, once predominantly agricultural, has experienced substantial change, now hosting growing residential colonies and commercial complexes. Multiple layout plan revisions have marked this evolution, reflecting ongoing land use changes and project approvals. The current notice is part of a series of such revisions aimed at formalizing land use arrangements for projects like M/s Prithvi Raj Infratech. These updates are intended to promote organized urban growth and infrastructure development, facilitating the integration of rural land into the expanding cityscape. This pattern indicates GMADA’s strategic incremental approach, adjusting land plans to meet the demands of industry, commerce, and residence, while managing the rural-urban interface in Mohali’s growth corridors.
Significance of the Notice
This update underscores GMADA’s active role in shaping Mohali’s future urban fabric. Revising the layout plan for M/s Prithvi Raj Infratech helps streamline land use, supporting the development of commercial complexes, industrial estates, or integrated mixed-use zones. These changes are aligned with regional development policies aimed at creating self-sustaining growth centers that attract investments, generate employment, and improve infrastructure connectivity. Notably, Tangori’s inclusion highlights GMADA’s focus on augmenting industrial and commercial zones in strategic areas, potentially turning this locality into a hub of economic activity. These revisions are consistent with GMADA’s master development scheme to develop Mohali as a well-planned urban area with designated zones for residential living, business activity, and industrial output—enabling sustainable growth to accommodate the increasing population and economic needs of the region.
