GMADA Public Notice
Public notice regarding plot no 337 Sector 77 SAS Nagar.
Overview
The Greater Mohali Area Development Authority (GMADA) has issued a Section 45(3) notice under the PUDA Act concerning the allotment of Plot No. 337, Sector 77, S.A.S. Nagar. According to GMADA's records, the plot was allotted to Kuldip Raj Chabrotra, S/o Sh. Amar Nath Chabrotra, resident of 1187, Sector 15-B, Chandigarh. The allotment was made through office letter No. 43088 dated 25 May 2018.
Issue Regarding Payment of Instalments
Condition No. 4 of the allotment letter required the allottee to deposit the plot instalments within the prescribed time. However, according to the Accounts Branch report dated 11 January 2025, none of the instalments mentioned under Condition No. 4 had been deposited by the allottee. Because of the reported non-payment, GMADA had already issued notices under Sections 45(1) and 45(2) of the PUDA Act. The notices were issued through:
- Office letter No. 1158 dated 17 August 2023
- Office letter No. 1117 dated 23 January 2025
According to the notice, these communications were received back at the GMADA office.
Opportunity to Present the Case
GMADA has now issued a notice under Section 45(3). The allottee has been directed to appear before the concerned GMADA officer and present their case regarding the plot. The scheduled hearing was fixed for 03 February 2026 at 11:00 AM. The purpose of this opportunity is to allow the allottee to present their side before any further action is taken under the applicable provision of the PUDA Act.
What the Notice Says About Further Action
The notice states that if the allottee does not appear on the specified date, it will be presumed that the allottee is not interested in retaining the plot. In that situation, GMADA has stated that the allotment may be cancelled under Section 45(4) of the PUDA Act. The notice therefore gives the allottee an opportunity to present their position before the proposed action is taken.
Geography
Sector 77 is situated within SAS Nagar on Mohali’s eastern edge, near the planned Aerotropolis zone. The sector borders major transportation routes under development to support upcoming road and rail connectivity for the Aerotropolis. Located in the eastern part of Greater Mohali, Sector 77 includes areas awaiting urban transformation along with existing residential and commercial spaces. Land parcels such as Plot no 337 are strategically placed within this area to become part of the city’s expansion. Its position close to upcoming infrastructure developments suggests this plot will significantly contribute to future commercial, residential, or logistics facilities that are planned as part of the Aerotropolis master plan.
History and Development
Land parcels in Sector 77, including Plot no 337, have been the focus of multiple official notices issued over recent months. Notices from April, August, September, and now January 2026 detail a phased process involving land pooling, redefining ownership boundaries, and infrastructure planning. These steps form part of GMADA's comprehensive strategy to prepare Sector 77 for integration into the broader Aerotropolis project, which aims to turn this area into a vibrant urban hub. Historically, this land was primarily agricultural until the regional development scheme began to transform it into a mixed-use extension of Mohali. The series of notices over the recent months document the ongoing transformation, including land acquisition and infrastructural development efforts. The January 2026 notice regarding Plot no 337 highlights its key role in this phased development, marking it as a significant parcel within the evolving landscape of Greater Mohali.
Significance
GMADA records show that Plot No. 337 in Sector 77 was allotted in 2018, with a requirement to pay the plot instalments on time. According to GMADA's Accounts Branch, no instalment had been deposited. Notices under Sections 45(1) and 45(2) had already been issued, but were received back at the office. GMADA has therefore issued a Section 45(3) notice, giving the allottee an opportunity to appear and explain their position. The notice states that if the allottee does not appear, the allotment may be cancelled under Section 45(4).
