Historical and Developmental Background

Eco City -3 originated from GMADA’s master development framework promoting sustainable urban neighborhoods in Greater Mohali. The land pooling scheme consolidates fragmented parcels for large-scale infrastructure projects, including roads, water, sewerage, and civic amenities. GMADA has issued multiple notices over the years to refine land use regulations, including adjustments to plot size options based on infrastructural needs and landowner preferences. The recent February 2026 notice and the March 2026 corrigenda show ongoing efforts to improve land subdivision processes, ensuring phased development aligns with regional growth and landowner expectations.

Significance for GMADA’s Development Goals

Revisions to plot size options reflect GMADA’s strategic approach to urban expansion. These changes influence density management within Eco City -3 and impact internal road networks, green spaces, and utility layouts. Offering a variety of plot sizes creates a flexible zoning framework that caters to diverse landowner needs while supporting sustainable infrastructure. This aligns with GMADA’s broader goals of balanced residential, commercial, and mixed-use growth, helping to realize a well-planned urban region with integrated amenities.
