GMADA Public Notice
Land Pooling in Project Aerotropolos Regarding Submission of Online Forms of Aerotropolis Pocket E,F,G,H,I and J.
Overview of the Notice
The Land Acquisition Collector, GMADA, S.A.S. Nagar has issued a public notice regarding the online submission of land-pooling forms for Aerotropolis Pockets E, F, G, H, I and J. GMADA has already acquired land for the development of the Aerotropolis residential project in these pockets, and the corresponding land-acquisition awards have been announced. Affected landowners have been given the option to choose between:
- Cash compensation, or
- Land pooling, subject to the applicable policy and eligibility conditions.
Online Land-Pooling Facility Introduced
To make the process easier for affected landowners, GMADA has developed an online portal for land pooling. Landowners who wish to choose the land-pooling option can now submit their application forms online instead of depending only on the physical submission process. The online facility can be accessed through the GMADA section of the PUDA website at puda.gov.in. The portal also displays the different plot-size combinations available to eligible landowners according to the amount of land acquired.
Help Desk at PUDA Bhawan
GMADA has also established a dedicated Help Desk to assist affected landowners with the process. Location: Library Hall, Room No. 19 Block B, PUDA Bhawan S.A.S. Nagar The Help Desk will assist landowners with:
- filling out the required land-pooling forms;
- understanding the application process;
- accessing the online system; and
- obtaining guidance about the land-pooling option.
Residential Plot Options
The notice provides different combinations of developed residential plots depending on the amount of land acquired. For the only-residential-plot option, the total plot area indicated in the notice is:
- 1 Kanal acquired: 200 sq. yd.
- 2 Kanal: 400 sq. yd.
- 3 Kanal: 600 sq. yd.
- 4 Kanal: 800 sq. yd.
- 5 Kanal: 1,000 sq. yd.
- 6 Kanal: 1,200 sq. yd.
- 7 Kanal: 1,400 sq. yd.
- 8 Kanal: 1,600 sq. yd. along with the additional provision mentioned as a special LOI in the notice.
The entitlement may be provided through different combinations of 200, 300 and 500 sq. yd. residential plots, as indicated in the scheme.
Residential and Commercial Plot Option
The notice also provides a separate land-pooling option involving a combination of residential and commercial plots. Depending on the amount of acquired land, different combinations of residential and commercial plots are available. The total plotted entitlement shown in the notice increases according to the land surrendered, reaching up to approximately 1,210 sq. yd. for an 8-Kanal holding, including the special provision mentioned in the notice. Because the scanned table contains several compressed columns and special-LOI notations, affected landowners should confirm the exact residential commercial plot combination through the GMADA online portal or Help Desk before submitting their option.
Free Amalgamation of Plots
An important benefit mentioned in the notice is: Amalgamation of plots up to 2,000 square yards will be permitted free of cost. This can be relevant where a landowner becomes entitled to multiple plots and wishes to combine them, subject to the applicable land-pooling rules.
What Does This Notice Mean for Landowners?
The acquisition awards for Aerotropolis Pockets E, F, G, H, I and J have already been announced. The purpose of this notice is to make the next stage easier for eligible landowners who wish to choose land pooling instead of cash compensation. Landowners can now:
- check the available plot options online
- submit their land-pooling form through the portal
- visit the Help Desk at PUDA Bhawan for assistance
